Architectural Design

Architectural design is a concept that focuses on the components or elements of a structure. The design of a building is a sequential and iterative process. The first phase involves the definition of the client’s needs. It includes functional, aesthetic, fire and exit safety requirements all to be provided within the limits of available budget set by the client. A conceptual design is then developed and possible building layouts are developed. A final choice is made based on the needs of the client with due consideration of the available budget.

Structural Analysis & Design

The basic aim of the structural design is to build a structure, which is safe, fulfilling the intended purpose during its estimated life span, economical in terms of initial and maintenance cost, durable and also maintaining a good aesthetic appearance. A building is considered to be structurally sound, if the individual elements and the building as a whole satisfy the criteria for strength, stability and serviceability and in seismic areas additional criteria for ductility and energy absorption capabilities. The overall building must be strong.

Valuation

A property valuation is a detailed report of a property’s market value. This is defined by the International Valuation Standards Council as the estimated sale price “between a willing buyer and a willing seller in an arm’s length transaction, after proper marketing and where the parties had each acted knowledgeably, prudently and without compulsion”.A property valuation offers benefits to both buyer and seller. In providing a clear indication of a property’s market value, it reduces a buyer’s risk of paying over the odds for a property; in offering a detailed analysis of a property’s weaknesses, it can help a seller decide which renovations to make to enhance a property’s value. That said, the most common reason why people need a property valuation is because their mortgage lender (usually a bank) requests one. The bank needs to be confident that it can recover any outstanding amount owned on the property, should the buyer default on their mortgage.Property valuations are also often required for financial reporting.

IEE & EIA Consultation

In general, environmental impact assessment (EIA) comprises the whole environmental elements. EIA is a very important management tool for development project. EIA provides not only evaluation of environmental impact caused by implementation of the project but also information on changes and modification of the project including design of structure, construction methods and others before implementation in order to minimize environmental negative impact. An Initial Environmental Examination (IEE) is a form of EIA. Initial environmental examinations (IEE) describe the environmental condition of a project, including potential impact, formulation of mitigation measures, and preparation of institutional requirements and environmental monitoring. In general, the IEE is carried out in the early stage of projects. IEE provides the following information through preparation of environmental impact matrix, screening, and scoping.

Soil Test

Soil investigation presents the detail of the site investigation and laboratory tests of the sample drawn at site. The soil investigation comprises of Standard Penetration Test (SPT), Laboratory tests and prediction of the allowable bearing capacity of the site under consideration. The SPT is to be carried out along with drawing out of both disturbed and un-disturbed soil samples at locations and depth as shown in the relevant sections. The objective of the investigation is to determine the soil formation at the project site so as to derive engineering parameters for the design of the foundation of the proposed structures.

Surveying

Surveying or land surveying is the technique, profession, art and science of determining the terrestrial or three-dimensional positions of points and the distances and angles between them. A land surveying professional is called a land surveyor. These points are usually on the surface of the Earth, and they are often used to establish maps and boundaries for ownership, locations, such as building corners or the surface location of subsurface features, or other purposes required by government or civil law, such as property sales. The main surveying instruments in use around the world are the theodolite, measuring tape, total station, 3D scanners, GPS/GNSS.

Retrofitting

Seismic retrofitting is the modification of existing structures to make them more resistant to seismic activity, ground motion, or soil failure due to earthquakes. With better understanding of seismic demand on structures and with our recent experiences with large earthquakes near urban centres, the need of seismic retrofitting is well acknowledged. The objective of this section is to check the building whether they are technically fit for operating as hospital building or not according to Nepal National Building Codes & other required codes. Retrofit design/intervention is performed as required by detail evaluation of the building including linear dynamic and linear static analysis.

Vastu Consultation

Vastu Sastra represents a body of ancient concepts and knowledge to many modern architects, a guideline but not a rigid code. The square-grid mandala is viewed as a model of organisation, not as a ground plan. The ancient Vastu Sastra texts describe functional relations and adaptable alternate layouts for various rooms or buildings and utilities. The use of Vastu Sastra and Vastu consultants in modern home and public projects has been increasing every day. Vastu is the science of direction that combines all the five elements of nature and balances them with the man and the material.

NDT & Material Testing

Non-destructive testing (NDT) is a wide group of analysis techniques used in science and technology industry to evaluate the properties of a material, component or system without causing damage. Because NDT does not permanently alter the article being inspected, it is a highly valuable technique that can save both money and time in product evaluation, troubleshooting, and research. Non-destructive tests of concrete is a method to obtain the compressive strength and other properties of concrete from the existing structures. This test provides immediate results and actual strength and properties of concrete structure.
